What are the requirements for renting an apartment?

Please thoroughly read our Resident Selection Criteria prior to submitting an application. Click here to view our Resident Selection Criteria. You may be asked for a cosigner if you do not fully meet our selection criteria; if you are, your cosigner will need to submit an application, including the application fee, and will be subject to the selection criteria.

Can you hold an apartment for me?

If you see an available listing that you'd like to reserve, you can apply for it and, once approved, reserve it by signing a lease. The lease and rent will start on the Available Date shown on the listing. We cannot hold apartments past their available date.

How much is the deposit?

The deposit is generally equal to one month's rent; however, your deposit will be calculated based on the results of your screening report.

What methods of payment are accepted?

Payments may be made for free via the Resident Portal or by check/money order with a $5 processing fee. Cash payments can be made at 7-Eleven or Ace Cash Express locations by obtaining an electronic cash payment slip from the leasing office; cash is not accepted in the leasing office.

How long is the lease?

We offer initial lease terms of 9-12 months.

Are pets allowed?

We currently welcome one cat or one dog per apartment at our LandshireWoodcrest, Glen Lake and D & D communities, once they're approved through the leasing office. The pet must weigh 25lbs or less and must not be on our restricted breeds list; contact the leasing office for a complete list of restricted breeds. A $200 refundable pet deposit, as well as an additional $35 per month pet rent, is required.

Is renter's insurance required?

Currently, we do not require renter's insurance; however, we highly recommend residents obtain a renter's insurance policy as our insurance policies only cover the structure of our buildings.

Can my friend or family member move in with me?

The only people allowed to live in the apartment are those specifically listed on the lease. If you would like to move someone else into your apartment, you must first contact the leasing office.

Do you have after-hours emergency services?

Yes, we offer after-hours emergency services for emergency situations such as lockouts, water leaks, etc. Should you experience a life-threatening emergency, please call 911 prior to contacting us.

When is rent due?

Rent is due on the 1st day of every month, regardless of weekends or holidays, and is considered to be past due after 4:30PM on the 1st.

Can I hang things on the walls?

Yes, you are allowed to hang a reasonable amount of items on the walls in your apartment using only Monkey Hooks. We do not allow the use of any adhesive hanging products, such as the Command line.

Can I sublease my apartment?

Unfortunately, we do not allow residents to sublease their apartments.

Do you participate in the Section 8 Housing Choice Voucher Program?

Currently, H.P. Management(IL), Inc. does not participate in the Section 8 Housing Choice Voucher Program.
